Conveyancing fees

Our fees* cover all the work required to complete the sale and/or purchase of your property as described in the stages on our Conveyancing page.

‘Disbursements’ are costs related to your matter that are payable to third parties, such as search fees.  We handle the payment of disbursements on your behalf to ensure a smoother process.

Our fees* are charged on a sliding scale according to the sale or purchase price and whether a property is freehold or leasehold.  We are happy to provide a bespoke, property specific and no obligation quotation on request.   1. To deal with the sale of a freehold property with a sale price of £250,000 our fees and the likely disbursements will be:
  • Our fees £880 plus VAT
  • Land Registry documents £9
  • Bank Transfer administration fee £25 plus VAT
  • Electronic ID check fee £5 plus VAT per name

Estimated Total Cost: £1101 including VAT

  1. To deal with the purchase of a freehold property in the Craven District Council area with a purchase price of £250,000 our fees and the likely disbursements will be:
  • Our fees £880 plus VAT
  • Searches £205
  • HM Land Registry fee £150
  • Bank Transfer administration fee £25 plus VAT
  • Land Registry final searches £5
  • Lawyer Checker search £18 plus VAT
  • Electronic ID check fee £5 plus VAT per name

Estimated Total Cost: £1,473.60 including VAT (plus SDLT or Land Tax where applicable – see below)

  1. To deal with the sale of a leasehold property with a sale price of £250,000 our fees and the likely disbursements will be:
  • Our fees £930 plus VAT

  • Bank Transfer administration fee £25 plus VAT

Estimated Total Cost £1167 including VAT (plus any associated fees charged by the Landlord)

*Our fees assume that:

a) a transaction is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in Title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction

b) the property is registered with Land Registry under one Title Number

c) the property is not a newbuild property, shared ownership or affordable housing

d) the sale or purchase of a leasehold property involves the transfer or an existing lease and not the grant of a new lease

e) the transaction is concluded in a timely manner and no unforeseen complications arise

f) all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation

g) no indemnity policies are required. Additional disbursements may apply if so.

h) in the case of a freehold property, there is no associated Management Company. Additional disbursements may arise if so.

h) the sale/purchase is in one name.  If there are additional names then small additional disbursements will apply.

Stamp Duty Land Tax (SDLT) and Land Transaction Tax (purchase only)

This depends on the purchase price of your property and can also vary if you are a first time buyer or if you already own other property.  You can calculate the amount you will need to pay by using HMRC’s website (https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro) or if the property is located in Wales by using the Welsh Revenue Authority’s website (https://beta.gov.wales/land-transaction-tax-calculator)

Searches

The ‘standard’ searches we undertake are a Local and Drainage Search. For ease we have, in the above examples, referred to the cost of searches in the Craven District Council area but we can deal with properties in other Local Authority Areas also and are happy to provide property specific detailed quotes upon request.  In some areas it is recommended that a Mining Search is also undertaken which will involve an additional disbursement.

Anticipated additional disbursements for leasehold property

Whether selling or buying a leasehold property there are usually additional costs charged by the Landlord or Management Company which can vary greatly. These are administration fees for providing a standard leasehold information ‘pack’ (when selling a property) and dealing with acceptance of the notice of change of ownership (when buying a property), amongst other associated requirements.  Often these fees are between £100 to £300 although these fees vary from property to property and can on occasion be significantly more than this.  We can give you an accurate figure as soon as possible during the process.

You should also be aware that ground rent and service charges are likely to apply throughout ownership of a leasehold property.  We will confirm these amounts to you as soon as we receive this information.
