Remortgaging fees

‘Disbursements’ are costs related to your matter that are payable to third parties, such as search fees and Land Registry fees.  We handle the payment of the disbursements on your behalf to ensure a smoother process.

An example of our fees* for dealing with a remortgage of a property with a mortgage advance amount of £200,000 is set out below:

Additional anticipated disbursements for leasehold property

If the remortgage is of a leasehold property we will need to obtain direct confirmation from the Landlord that both ground rent and service charges are up to date (where applicable) and a copy of the buildings insurance policy schedule.  In addition, we will be required to serve notice of the new mortgage on the Landlord on completion.  The Landlord is likely to charge administration costs which can vary greatly from property to property.  Often the fees are between £100 to £300 although can on occasion be significantly more.  We can give you an accurate figure once as soon as possible during the process.

*Our fees assume that:

a) a transaction is straightforward and that no unforeseen matters arise including for example (but not limited to) a defect in Title which requires remedying prior to completion, or the preparation of additional documents ancillary to the main transaction

b) the property is registered with Land Registry under one Title Number and is not shared ownership or affordable housing

c) there is no more than one mortgage or Charge currently secured against the property.  Additional fees may apply if not.

d) the transaction is concluded in a timely manner and no unforeseen complications arise

e) the new mortgage lender will accept search indemnity insurance rather than full searches.  Additional disbursements may apply if not.

f) the property is in one name.  If there are additional names a small additional disbursement will apply.
