Remortgaging
As a homeowner, at some point you may wish to consider remortgaging – either to take advantage of a better mortgage deal or to release money from your property.

Stages of the process
We deal with the remortgage of both freehold and leasehold property. The key stages are as follows:
- To take your instructions (usually by telephone or email) and give you initial advice
- We will download Land Registry documents for your property and check the Title on behalf your new mortgage lender; we may need to ask you a few questions about the property such as whether there have been any alterations that will have required planning permission or building regulation approval
- We will check whether your new mortgage lender requires us to undertake searches or whether we can use search indemnity insurance instead
- When your mortgage offer is issued we will advise you on the key terms and arrange for the new mortgage paperwork to be signed by you
- We will obtain a redemption statement from any existing mortgage lender, then liaise with you to agree a suitable completion date
- We will prepare a completion statement calculating any surplus or shortfall funds due to or from you as the case may be
- On the day of completion, we will receive the new mortgage funds directly from your new lender and distribute funds appropriately
- We will deal with Land Registry formalities to ensure that the new mortgage lender’s interest is noted on the Land Register
